1 Your home & daylight
Two questions come before any glass advice: is this an exterior opening or an interior partition, and does the house sit north–south or take hard east–west sun? In a terrace intermediate lot the middle of the house lives on the light that comes in at the two ends, so we choose glass by visible light first — as bright as the application allows once heat and privacy are handled.

Indicative glass-only visible-light transmission (VLT) from supplier samples, not whole-window values. Solar heat gain (SHGC), U-value, UV transmission and reflectance are quoted from the glass datasheet on request — lower SHGC means less solar heat enters.

3 Opening method
How the sash opens — this sets ventilation, sealing and cleaning more than it sets price.
The window is priced on the same per-sqft system rate whichever method you pick; the mechanism and seals are what differ. Tilt-and-turn and folding sit outside the standard systems and are confirmed at your free site measurement.
4 Size & panel arrangement
How the opening is divided — one clean pane, a mullioned run, a corner or a full wall of glass. This composes with the opening method above; the exact size is set in Build & price.
Panel count and special forms change the frame rhythm and the structural check more than the per-sq-ft rate. A corner or floor-to-ceiling composition is validated on the approved drawing at your free site measurement, never on an online figure.
5 Ventilation & openable area
How much of the window is fixed glass versus an opening sash — this composes WITH the opening method above, it doesn't replace it. Sarawak wants cross-ventilation, but every opening sash is also a path for driving rain and insects.
Read this together with your opening method: it sets how much of the aperture is a fixed daylight panel and how much is the sash you chose. More opening area means more airflow but more frame and hardware — the composition is confirmed against the room and elevation at your free site measurement.
6 Choose your glass
Standard clear for sheltered openings. Single-silver Low-E offers the usual balance of daylight, comfort and price. Double-silver Low-E is intended for large or strongly sun-exposed glazing. Choose low-iron ultra-clear when clarity and true colour matter; combine it with Low-E when solar control is also required.
Every ALUMAX window ships 6mm tempered as standard. Performance depends on the exact glass make-up. Final VLT, SHGC, safety treatment and appearance are confirmed in the quotation and approved sample.
7 Weather, heat & acoustic performance
Flag what each opening actually faces — hot sun, a noisy road, a fully exposed wall — and we match the seal, the hardware and the glass you set in the glass step to it.
These are exposure flags, not a second glass menu — they steer the glass you chose above, the seal and the hardware, all confirmed at quotation. Every external opening still needs its weatherproof junction, checked at your free site measurement.
8 Safety, security & insect protection
Keep insects out and the room secure — without shutting the window on the airflow you want.
Pick what the opening needs — but note the overlaps so nothing doubles up: a security mesh already keeps insects out (no separate insect mesh needed), and child-safe openings already include the restrictors. The exact mesh, grille or restrictor is confirmed at quotation, and safe opening limits are set against the real sill height at your free site measurement.
9 Hardware, control & maintenance
The handles and the way the window works — how it feels to use, how easy it is to reach, and how it holds up. Locks, multipoint latching and opening restrictors live in the security step, so nothing here doubles up.
Standard manual hardware is the baseline on every window; the flags below are the deliberate upgrades — a premium handle, a firm hold-open, easy-action or accessible handles, or a motor for a high sash. The exact hardware is confirmed at quotation.
10 Frame colour & finish
The frame is aluminium in every case — this chooses its colour and coat, inside and out, to coordinate with doors, facade, roof and interior.

Optional, and priced separately by opening perimeter — it finishes and protects the reveal. Default is “None required”: a new, cleanly-plastered opening, tiled reveal or integrated flange often needs none.
A surround is not waterproofing
Whichever surround you pick — or none — an exposed window still needs a properly designed weatherproof junction: subframe, flashing, sealant, a sloped sill and drainage. A surround finishes the look; it does not stop water. We confirm the junction against the actual opening at the free site measurement.

- Two cavities — only where a very low U-value is the actual problem. Aluminium windows are priced by area. We multiply your opening (width × height) by the per-square-foot rate for your chosen system — XF70, XF123 or the W01 System — supply and install. Screens, non-standard glass and site conditions are confirmed at measurement, so the figure here is an honest planning number, not a final quotation.
Rates are indicative and exclude SST. A minimum billable area applies to small openings. Final price follows a free site measurement, glass & hardware confirmation and an approved drawing.
