Terms of supply & installation

These terms govern ALUMAX Office & Home Living Sdn Bhd's supply and installation of cabinetry, aluminium, glass, flooring and related works. They apply to every quotation, order and installation unless varied in writing and signed by both parties.

A quotation is valid for 14 days from its date unless stated otherwise.

Prices are indicative until a site measurement is completed, and are then confirmed. Quantities, dimensions and positions are based on the drawings, the measurement or client-provided information.

ALUMAX is not currently registered for SST, so no SST is charged. Should ALUMAX become registered, SST at the prevailing statutory rate will apply to the whole invoice, including transport and installation, and will be shown on the tax invoice.

The price covers only what is listed in the quotation. Anything not listed is excluded (see clause 6).

The order is confirmed only when the quotation, drawings and deposit are received. For a supply-and-install order, the deposit is the 60% payment on drawing sign-off; production is not released until the drawings are approved and the production stage is paid (clause 4).

Unless a different schedule is agreed in writing, payment is by instalment against progress:

• 10% — Design & booking: on booking, before the site measurement
• 50% — Production lock: on your sign-off of the cad shop drawings
• 35% — Warehouse staging: when your components arrive and are staged in our warehouse — before anything is loaded for site
• 5% — Practical completion: on site, after installation and sign-off of the defect checklist

For a supply-and-install order, the first two stages are taken together as one 60% payment on drawing sign-off. The later two are unchanged.

The four-stage 10 / 50 / 35 / 5 schedule applies only to a separate design engagement.

The third stage is triggered by your components arriving in our warehouse, not by delivery to your site. Site dates move for reasons nobody controls — wet works, tiling, wiring — and your finished aluminium is complete and paid for by then either way. You see photographs of your staged components before the invoice.

Three things are stated plainly because they are the ones most often left unsaid until they are a dispute:

• Warehouse holding — If the client's site is not ready for installation within 14 calendar days of notification of warehouse staging completion, the stage 3 payment remains due immediately. ALUMAX provides 14 days of complimentary warehouse storage, after which a storage fee of RM 100 per day applies.
• Production lock and variations — On sign-off of the CAD shop drawings and payment of stage 2, the project is locked for production. Any design, colour or dimension change requested after production lock incurs an administration fee of RM 500 plus the full cost of the material revision, and resets the delivery timeline.
• Final payment and snag list — The final 5% is due on practical completion. Minor cosmetic snags — together representing less than 5% of the project value — are recorded on the official defect form and resolved within 14 days, and are not grounds for withholding the final payment.

Please quote the quotation or invoice number as the payment reference. Late payment may delay delivery and installation; goods remain ALUMAX's property until paid in full (clause 8).

Site measurement and a shop drawing before production are included. Production is set out from the signed site measurement record and the approved shop drawings.

Please check the shop drawings carefully — dimensions, layout, door swings, appliance positions and finishes. Once approved, production begins, and any change after that point is handled as a variation (clause 7).

Included in a supply-and-install order, unless the quotation says otherwise:

• Site measurement for the confirmed project
• Shop drawing / technical drawing before production
• Supply and delivery of the items scheduled in the quotation
• Installation, mounting and fixing
• Testing and commissioning where applicable
• Installation supervision
• Final adjustment after installation
• Manufacturer warranty pass-through as provided by the supplier

Excluded unless expressly stated and priced in the quotation:

• SST / service tax, if applicable
• Hacking, demolition or reinstatement凿除、拆除或复原Pemecahan, perobohan atau pemulihan
• Plumbing and electrical relocation
• Waterproofing防水工程Kerja kalis air
• Tiles and tile adhesive, unless stated
• Countertop, sink, tap, hob, hood, oven, appliances and sanitary ware, unless stated
• Civil works, concrete footings or foundations, unless stated
• Scaffolding or access equipment beyond standard installation
• Wall repair, skim coat and painting touch-up
• Hidden site defects, uneven wall / floor, water leakage, termite damage
• Authority submission or permit, where applicable
• Delivery outside the agreed site location

Any change to the scope, material or quantity after approval is a variation. Variation work does not proceed until a Variation Order is signed. On signing, the revised contract sum replaces the original, and any agreed extension of time applies. All other terms remain unchanged.

A change requested after the handover sign-off is handled the same way — as a new Variation Order, priced per quotation before any work begins, and a return visit may carry a call-out charge. This does not affect valid warranty claims, which remain free under clause 11.

ALUMAX specifies material to the moisture zone. The sink base follows each kitchen package's own record. Where a complete kitchen includes the FLYHOME P6 protected sink base, its description says so; where the site measurement rules P6 out — always in a wet kitchen with wash-down, standing water or constant dampness — an aluminium wet-zone sink carcass replaces it, charged on top. Any other sink base is an ALUMAX aluminium wet-zone carcass unless the site measurement confirms the FLYHOME P6 protected build. No P6 sink base is assumed where a package's record does not include one, and an aluminium honeycomb kitchen takes none unless its record says so. An aluminium wet-zone carcass is used at every other wet module, with P6 board otherwise kept out of wet zones; neutral-cure sealant only near aluminium; and tempered glass to the rating specified for the use.ALUMAX 按潮湿区域指定材料。水槽底柜以各厨房配套自身的记录为准。若整套厨房包含 FLYHOME P6 保护型水槽底柜，其说明会注明；若现场测量判定不适用 P6——有冲洗、积水或持续潮湿的湿厨房一律如此——则改用铝制湿区水槽柜体，另行收费。其他水槽底柜均为 ALUMAX 铝制湿区柜体，除非现场测量确认采用 FLYHOME P6 保护型做法。若配套记录未列明 P6 水槽底柜，则不视为包含；蜂窝铝厨房除非其记录注明，否则一概不采用。其他所有湿区模块均采用铝制湿区柜体，P6 板材在其他情况下不用于湿区；铝材附近只用中性固化密封胶；钢化玻璃按用途指定的等级选用。ALUMAX menetapkan bahan mengikut zon lembapan. Jika dapur lengkap termasuk tapak sinki terlindung P6 FLYHOME, penerangannya menyatakan demikian; jika pengukuran tapak mendapati P6 tidak sesuai — sentiasa begitu bagi dapur basah dengan cucian, air bertakung atau kelembapan berterusan — badan kabinet sinki aluminium zon basah menggantikannya, dengan caj tambahan. Tapak sinki lain ialah badan kabinet aluminium zon basah ALUMAX melainkan pengukuran tapak mengesahkan binaan terlindung P6 FLYHOME. Tiada tapak sinki P6 diandaikan jika rekod pakej tidak menyenaraikannya, dan dapur aluminium honeycomb tidak menggunakannya melainkan rekodnya menyatakan demikian. Badan kabinet aluminium zon basah digunakan pada setiap modul basah yang lain, dengan papan P6 sebaliknya dijauhkan daripada zon basah; pengedap awet neutral sahaja berhampiran aluminium; dan kaca terbaja mengikut penarafan yang ditetapkan untuk kegunaan.

No material is substituted without written agreement. Natural variation in timber, stone and finish is normal, and screen colours shift — a physical sample under the room's own lighting decides.

Goods remain the property of ALUMAX until the order is paid in full.

Lead time is indicative — around 8–12 weeks from a confirmed order, approved drawings and deposit — and depends on site readiness and access.

The client provides safe access, working power, and a site ready for installation (wet trades — tiling, waterproofing, skim — complete and dry, floor laid or protected). Installation is scheduled once the site is ready.

Site conditions are recorded as found in the site measurement record. Existing defects and hidden conditions — walls out of plumb, uneven floors, damp, water leakage, termite activity — are outside the scope unless separately quoted, and their rectification is handled as a variation.

Warranty runs from the handover sign-off, on the works supplied and installed by ALUMAX. Where a manufacturer's term is longer, that longer term applies. Minimum cover by component:

• Aluminium systems — 3 years
• Glass works — 3 years
• Hardware & accessories — 2 years
• Timber & board — 1 year
• Surfaces — SPC & WPC — 1 year
• Office systems (PROWORKS) — 1 year

The warranty does not cover:

• Misuse or overloading beyond rated capacity误用或超出额定承载能力的超负荷使用Salah guna atau beban melebihi kapasiti yang ditetapkan
• Unauthorised modification未经授权的改装Pengubahsuaian tanpa kebenaran
• Water exposure beyond the material’s specified zone超出材料指定区域的水接触Pendedahan air melebihi zon yang ditetapkan untuk bahan tersebut
• External leakage or building defects from other trades外部渗漏或其他工种造成的建筑缺陷Kebocoran luaran atau kecacatan bangunan daripada kerja pihak lain
• Failure to maintain (seals, ventilation, cleaning)未进行维护（密封、通风、清洁）Kegagalan menyelenggara (pengedap, pengudaraan, pembersihan)
• Normal wear and tear正常磨损Kehausan biasa
• Building movement or hidden leakage建筑变形或隐蔽渗漏Pergerakan bangunan atau kebocoran tersembunyi
• Pest damage where the material is not specified as pest-resistant材料未注明防虫处理时的虫害损坏Kerosakan perosak apabila bahan tidak dinyatakan sebagai tahan perosak
• Supplier-excluded items供应商排除的项目Item yang dikecualikan oleh pembekal

To make a claim, contact ALUMAX quoting the order reference. Our response:

• We acknowledge your message — within 1 working day
• On-site assessment, where needed — within 3–5 working days
• An agreed action plan — at the assessment, with a timeline
• Covered rework scheduled — to the agreed plan

Following the care & maintenance guide handed over on completion is part of keeping the warranty.

On completion we walk through the works together, log any snags with agreed dates, and hand over the care guide. Warranty activates on this sign-off. Snags are put right to the agreed plan. A new change requested after this sign-off — as distinct from a snag on the works we supplied — is handled as a variation under clause 7.

ALUMAX is responsible for defects in its own supply and installation, on the terms of the warranty above. ALUMAX is not responsible for damage arising from misuse, alterations by others, the work of other trades, or site conditions outside its works.

To the extent permitted by law, ALUMAX's total liability under an order is limited to the value of that order.

If the client cancels after confirmation, the deposit and any progress payment are applied against the work already done — design, site measurement, materials ordered and production — to the extent incurred at the date of cancellation.

These terms are governed by the laws of Malaysia, and the parties submit to the courts of Sarawak.
