Terms of supply & installation
How an ALUMAX order works, in plain terms — quotation, payment, scope, variations, delivery, and warranty. These sit behind every quotation and order.
1These terms
These terms govern ALUMAX Office & Home Living Sdn Bhd's supply and installation of cabinetry, aluminium, glass, flooring and related works. They apply to every quotation, order and installation unless varied in writing and signed by both parties.
2Quotation & pricing
A quotation is valid for 14 days from its date unless stated otherwise.
Prices are indicative until a site measurement is completed, and are then confirmed. Quantities, dimensions and positions are based on the drawings, the measurement or client-provided information.
Prices are quoted excluding SST. Service tax at the prevailing rate (currently 8%) applies where ALUMAX is SST-registered, shown on the tax invoice.
The price covers only what is listed in the quotation. Anything not listed is excluded (see clause 6).
3Acceptance & deposit
An order is confirmed when the client signs acceptance and pays the deposit. Production and delivery are not scheduled until both are received.
4Payment terms
Unless a different schedule is agreed in writing, payment is by instalment against progress:
- 50% deposit on confirmation
- 30% before delivery / installation
- 20% balance on completion & handover
Where the price already carries a discount or promotion, a larger deposit (e.g. 70% on confirmation, 30% on completion) may apply.
Please quote the quotation or invoice number as the payment reference. Late payment may delay delivery and installation; goods remain ALUMAX's property until paid in full (clause 8).
5Site measurement & drawings
Site measurement and a shop drawing before production are included. Production is set out from the signed site measurement record and the approved shop drawings.
Please check the shop drawings carefully — dimensions, layout, door swings, appliance positions and finishes. Once approved, production begins, and any change after that point is handled as a variation (clause 7).
6Scope — what is included and excluded
Included in a supply-and-install order, unless the quotation says otherwise:
- Site measurement for the confirmed project
- Shop drawing / technical drawing before production
- Supply and delivery of the items scheduled in the quotation
- Installation, mounting and fixing
- Testing and commissioning where applicable
- Site coordination and installation supervision
- Final adjustment after installation
- Manufacturer warranty pass-through as provided by the supplier
Excluded unless expressly stated and priced in the quotation:
- SST / service tax, if applicable
- Hacking, demolition or reinstatement
- Plumbing and electrical relocation
- Waterproofing防水工程
- Tiles and tile adhesive, unless stated
- Countertop, sink, tap, hob, hood, oven, appliances and sanitary ware, unless stated
- Civil works, concrete footings or foundations, unless stated
- Scaffolding or access equipment beyond standard installation
- Wall repair, skim coat and painting touch-up
- Hidden site defects, uneven wall / floor, water leakage, termite damage
- Authority submission or permit, where applicable
- Delivery outside the agreed site location
7Variations
Any change to the scope, material or quantity after approval is a variation. Variation work does not proceed until a Variation Order is signed. On signing, the revised contract sum replaces the original, and any agreed extension of time applies. All other terms remain unchanged.
8Materials, workmanship & title
ALUMAX specifies material to the moisture zone: an aluminium carcass at every sink and wet module, with P6 board kept out of wet zones; neutral-cure sealant only near aluminium; and tempered glass to the rating specified for the use.
No material is substituted without written agreement. Natural variation in timber, stone and finish is normal, and screen colours shift — a physical sample under the room's own lighting decides.
Goods remain the property of ALUMAX until the order is paid in full.
9Delivery & installation
Lead time is indicative — around 8–12 weeks from a confirmed order, approved drawings and deposit — and depends on site readiness and access.
The client provides safe access, working power, and a site ready for installation (wet trades — tiling, waterproofing, skim — complete and dry, floor laid or protected). Installation is scheduled once the site is ready.
10Site conditions
Site conditions are recorded as found in the site measurement record. Existing defects and hidden conditions — walls out of plumb, uneven floors, damp, water leakage, termite activity — are outside the scope unless separately quoted, and their rectification is handled as a variation.
11Warranty & after-sales保修与售后
Warranty runs from the handover sign-off, on the works supplied and installed by ALUMAX. Where a manufacturer's term is longer, that longer term applies. Minimum cover by component:
- Aluminium systems — 3 years
- Glass works — 3 years
- Hardware & accessories — 2 years
- Timber & board — 1 year
- Surfaces — SPC & WPC — 1 year
- Office systems (PROWORKS) — 1 year
The warranty does not cover:
- Misuse or overloading beyond rated capacity误用或超出额定承载能力的超负荷使用
- Unauthorised modification未经授权的改装
- Water exposure beyond the material’s specified zone超出材料指定区域的水接触
- External leakage or building defects from other trades外部渗漏或其他工种造成的建筑缺陷
- Failure to maintain (seals, ventilation, cleaning)未进行维护(密封、通风、清洁)
- Normal wear and tear正常磨损
- Building movement or hidden leakage建筑变形或隐蔽渗漏
- Pest damage where the material is not specified as pest-resistant材料未注明防虫处理时的虫害损坏
- Supplier-excluded items供应商排除的项目
To make a claim, contact ALUMAX quoting the order reference. Our response:
- We acknowledge your message — within 1 working day
- On-site assessment, where needed — within 3–5 working days
- An agreed action plan — at the assessment, with a timeline
- Covered rework scheduled — to the agreed plan
Following the care & maintenance guide handed over on completion is part of keeping the warranty.
12Handover & defects
On completion we walk through the works together, log any snags with agreed dates, and hand over the care guide. Warranty activates on this sign-off. Snags are put right to the agreed plan.
13Liability
ALUMAX is responsible for defects in its own supply and installation, on the terms of the warranty above. ALUMAX is not responsible for damage arising from misuse, alterations by others, the work of other trades, or site conditions outside its works.
To the extent permitted by law, ALUMAX's total liability under an order is limited to the value of that order.
14Cancellation
If the client cancels after confirmation, the deposit and any progress payment are applied against the work already done — design, site measurement, materials ordered and production — to the extent incurred at the date of cancellation.
15Governing law
These terms are governed by the laws of Malaysia, and the parties submit to the courts of Sarawak.
