Pricing units

nos (each) · m (linear metre) · m² (square metre) · set · lot · item. Aluminium windows and doors are usually priced per m² or per opening; cabinetry per linear metre or per unit; glass per m² of the finished pane.

Standard exclusions

Hidden site defects — damp, leaks, walls out of plumb, termite damage — unless separately quoted.
Builder’s work, wet trades, tiling, electrical rough-in and plumbing rough-in by others unless stated.
SST is added per the prevailing rate; appliances and loose furniture are supply-only where listed.
Rates are confirmed against an approved shop drawing and a recorded site measurement.
ELS design & specification is included; whole-project coordination is quoted per project — neither is a priced line here.
